Documentary filmmaker Cooper Tilson (Dennis Quaid) and his business executive wife Leah (Sharon Stone) decide to move out of Manhattan after their young son Jesse (Ryan Wilson) is almost killed by an aggressive SUV driver. They pack up Jesse and his sister Kristen (Kristen Stewart) and go house-hunting in upper New York State. They stop for gas at a run-down station run by Ruby (Juliette Lewis) and meet Sheriff Ferguson (Dana Eskelson) who suggests they consider a local empty property called Cold Creek Manor. The Tilsons purchase the fully-furnished but crumbling mansion and set out to clear the house of previous owner’s possessions so they can remodel it into their dream home. Dale Massie (Stephen Dorff) talks the Tilsons into hiring him to help tackle the work but then some strange family videos left in the old house encourage Cooper to dig into the house’s history. He discovers that Massie is the previous owner of the house who lost it to the bank while in prison after his family vanished. Things quickly devolve into a nightmarish hell as nasty things begin to happen and Massie reveals his true persistent and psychopathic nature.
